Cable Properties acquires prime Scottish industrial asset for £10.85m

Global commercial real estate advisor Avison Young has steered Cable Properties, a Teesside-based, family-owned property company, to acquire a highly reversionary industrial asset at 55 Fullarton Drive in Cambuslang for £10.85 million in a cash transaction.

The property comprises a modern, 80,000 sq ft industrial facility, positioned on a 5.94-acre site in one of Scotland’s most established industrial and logistics locations. The site benefits from access to the M74 motorway, with connectivity across Glasgow and the Central Belt.

The building is currently let in its entirety to SP Distribution Plc, part of Scottish Power and the Iberdrola Group, on full repairing and insuring lease terms until September 2031. An open-market rent review is scheduled for September 2026.

The vendors of the property were clients of Swiss Life Asset Managers UK, represented by Lismore Real Estate Advisors.

Cable Properties control a £200m multi-sector portfolio across the UK, including in Scotland and the North East and Yorkshire.

The transaction between Cable Properties and Swiss Life Asset Managers UK, overseen by Avison Young and Lismore, completed in less than one month, despite broader market uncertainty. The company was selected by the vendor over competition from major institutions, industrial specialists, and private investors.
