Avison Young secures consent for 167-home Retirement Village

Avison Young has secured planning consent for the development of a 167-home retirement village at a site near Selby, Yorkshire, on behalf of York House Leisure.

The retirement village will be situated on a former derelict mushroom farm and the development will support the Council’s desire to find an alternative use for the site.

Planning consent was secured by Avison Young’s specialist caravan park planning team. A detailed Housing Need Assessment prepared by the team demonstrated that the group with the greatest housing need was older people, given the projected growth in the number of these households.

The Housing Need Assessment also demonstrated a critical need for affordable low-cost housing for older people, while local agents reported strong and unsatisfied demand for bungalows in particular. The proposed park will provide single storey homes that are far more affordable than traditional brick-built bungalows.

The plans for the project were carefully put together to create an attractive retirement village with the 167 homes spread around open amenity areas, ponds and a fishing lake. A larger area of woodland with an open glade will be restored on the north side of the site to provide a park for residents of both the retirement village and the nearby settlement of Thorpe Willoughby. A central shop and clubhouse will be created in an attractive position overlooking a lake.

All of these elements come together to form one of the largest single planning permissions for residential park homes achieved in the last few decades.
