Homes England seeks development partner to deliver 500-home scheme on final Cottingwood development plot

Global commercial real estate advisor Avison Young is advising Homes England to bring to market the last remaining parcel of land at Cottingwood in Morpeth, Northumberland, via the Homes England Dynamic Purchaser System framework (DPS). Homes England is seeking an experienced DPS development partner to bring forward a high-quality residential scheme of approximately 500 new homes.
The former St George’s Hospital site, now known as Cottingwood, is located on the northern edge of Morpeth, and comprises a gross area of 47.7 hectares and a net development area of 30.1 hectares, which has been split into phased development parcels.
The vision for the scheme includes a high-quality residential development with a neighbourhood commercial centre and enhanced public open space, designed to complement the phase one and two schemes, as well as the wider surrounding area.
Phase one, a 260-home plan, is currently being delivered by Barratt David Wilson (BDW) with construction already underway. In October 2025, Homes England brought phase two of the scheme to market, inviting proposals from low-medium volume housebuilders, for 51 homes.
Homes England is now launching phases three and four to market, which represent the largest element of the overall Cottingwood scheme, seeking an established developer to deliver a high-quality, 500-home residential development.
To prepare the site for development, Homes England has already undertaken and completed a programme of advanced infrastructure works to enable the next phases to be brought forward.
