Julie Palmer-Nicholson leads our Real Estate Management Services across the state of Florida with a focus on mentoring high-performing teams, growing strong tenant relationships, and implementing cost-effective approaches to operations. With over 30 years of experience in commercial property and construction management, she has built a distinguished career overseeing property portfolios including class A and trophy buildings throughout Florida. Her leadership has consistently resulted in operational excellence, high tenant satisfaction, and asset value growth.

Before joining Avison Young, Julie held a role with an established U.S. firm where she managed over 840,000 sq. ft. of office space and was responsible for driving rent increases of up to 133% and raising occupancy rates from 65% to over 90%. Julie also served as Regional General Manager for a prominent Florida-based real estate investment group, where she oversaw the state’s largest office park totaling 2 million sq. ft. Her leadership was instrumental in executing millions of dollars in property upgrades and enhancing service protocols. She also helped launch a new property management division for a growing firm, expanding its portfolio to 13 million sq. ft. within 18 months.

Earlier in her career, Julie held senior leadership roles at a large global commercial real estate company, where she managed a large intrastate portfolio and doubled its size through strategic business development. Her initiatives in emergency preparedness and customer service training earned industry accolades, including Building of the Year and Property Manager of the Year awards. Her ability to energize teams, solve complex challenges, and deliver measurable results has made her a trusted leader in the commercial real estate industry.
