The building presents the opportunity for an occupier to take the entire site (or parts) dependent on the size and scale of the business. It is suitable for a wide range of occupiers including a start up’s, scale up’s and SME’s through to large scale established operators.

One notable key feature is the central opportunity space (approx. 72m x 31m) which lies within a central position between lab line 4 and lab line 5 and has been left as clear space. This area can be used to further include three more lab lines or one larger lab space with potential to provide a bespoke CL3 facility. Gantry platforms area already in place for a full and immediate fit out.

The building is provided with a range of amenities such as a canteen, break out areas and seating, locker rooms and showers with full disabled access as well as office space and a logistics and storage area. In addition to this there are external features such as parking with EV charging, storage compounds, warehouse storage and loading docks as well as secure gatehouse entrance.

The nine lab lines can be accessed from either a logistics corridor or a protected corridor. The labs offer a material, or personnel, corridor on one side and a waste corridor to the other side.

Each line is designed to optimise linear end-to-end workflows, typically containing four separate laboratories which are all interconnected to each other, but also offer isolated access from either the personnel or waste corridors via individual ante rooms. At the end of each lab line there are range of amenities including tea points and private offices/write up areas. The office spaces have views out across the lab space and have the added functionality of being able to be converted into smaller lab space if needed.
