Global commercial real estate advisor Avison Young has supported Newcastle United on the acquisition of the historic Grade I-listed Leazes Terrace for a significant undisclosed sum.

The landmark building, sitting adjacent to St James’ Park, comprises 315 bedrooms and has operated as predominantly student accommodation for a number of years. As part of the club’s longer-term strategy for the stadium’s wider estate, Leazes Terrace will continue to operate as student accommodation, and the existing property management operator has been retained.

Avison Young provided integrated planning, building consultancy and investment acquisition services throughout the transaction, demonstrating the strength of collaboration across multiple specialist teams to deliver a successful outcome on a complex and high-profile acquisition.

Newcastle United now holds a greater footprint across the site, offering further options for redevelopment and regeneration, ensuring any future use supports both the ambitions of the club and the needs of the community.

The transaction highlights Avison Young’s ability to advise on heritage assets of significant historic importance while supporting clients in achieving their broader strategic objectives.

Simon Beanland, Principal, Capital Markets at Avison Young, said:
“Leazes Terrace has always been part of the story of St James’ Park, so bringing it into the club’s ownership feels like a natural next step. It creates a real opportunity for how the stadium and surrounding area can evolve over time, while respecting the heritage of the site. We are pleased to have advised Newcastle United to acquire this historically significant asset and secure a result that works both for the club’s long-term ambitions and the future of the area.”

Gordon Hewling, Regional Managing Director, Newcastle at Avison Young, added:
“This marks an important moment and a strategic step for Newcastle United and how it shapes its footprint around the stadium. Leazes Terrace has a strong identity in the city, and its future now sits alongside the club’s wider plans. It’s been rewarding to support something that connects so closely with both the club and the local community.”
