Office take-up in Edinburgh totalled 142,300 sq ft in Q1 2026, 17% down on the previous quarter and 25% below the 10-year average. This was despite modest take-up seen for smaller sizebands, with an absence of larger standalone deals, which occasionally boost take-up in Edinburgh. The largest deal of the quarter saw accountancy firm EY sublet 36,200 sq ft from Ballie Gifford at Haymarket Square, relocating from similarly sized premises on Morrison Street.
Office vacancy in Edinburgh increased sharply over the quarter, rising 100 bps to 6.8%. This was due to the release of secondary space as grade A vacancy remained unchanged at 0.7%, among the lowest in the Big Nine.
Office prime rents remained unchanged at £46 per sq ft with rent free periods also staying at 10 months for a 10-year periods, the lowest in the Big Nine.
